How stamp duty works in Queensland

Queensland has two scales: a lower home concession rate for people who will live in the property, and a general rate for investors. Duty is charged per $100 or part of $100. Foreign buyers pay an extra 8% surcharge on residential property, on top of normal duty.

First home buyers in Queensland

First home buyers pay no transfer duty on a newly built home or off-the-plan purchase, with no price cap (contracts from 1 May 2025). For established homes, the first home concession removes duty up to $700,000 and phases out by $800,000.
